Carlike is a purchasing method that consists in the stipulation of a preliminary contract characterized by the right of withdrawal for the buyer and by a payment  of 21 % of the price (17 % as confirmatory down payment , 4% as penitential deposit).
The buyer can immediately  take the possession of the apartment by signing a residential lease agreement having a term of 4 years and characterized by an annual rent equal to 2% of the price.
If anytime the buyer decides to buy the apartment he will recover all the payments made at the time of the preliminary contract (21% of the price) plus the 100% of the paid rents (VAT excluded).
In case of withdrawal from the preliminary contract, instead, it will be returned only the confirmatory down payment (17% of the price).
 

 

 

 

 

 

 
 
 
 
 
 
Example
Price of the apartment: € 1,200,000.
The annual rent will be equal to € 24,000 (including VAT 10%).
At the time of the preliminary contract the buyer has pay the confirmatory down payment of € 204,000 (17% of the price) and the penitential deposit of € 48,000 (4% of the price).
In case of withdrawal from the preliminary contract within the first four years, the confirmatory down payment (€ 204,000) will be returned while the penitential deposit (€ 48,000) will be withheld.
At the end of the fourth year of the lease agreement the buyer could buy the apartment by the payment of € 860,727 recovering all the payments made at the time of the preliminary contract (€ 252,000) as well as the paid rents net of VAT (€ 87,273).
Alternately, it will be possible to renew the lease agreement by the payment of an additional penitential deposit of € 48,000 (4% of the price).
In case of withdrawal from the preliminary at any time after the renewal of the lease, the confirmatory down payment (€ 204,000) will be returned while the all the penitential deposit (€ 96.000, 8% of the price) will be withheld.
At the end of the eighth year of the lease agreement the buyer could buy the apartment by the payment of € 725,455 recovering all the payments made at the time of the preliminary contract (€ 300.000) as well as the paid rents net of VAT (€ 174.545).
